Builder floors are some of our most requested projects in Delhi — and they require a completely different approach to a high-rise apartment. The challenges are specific: load-bearing walls that can't be removed, irregular ceiling heights across floors, older electrical infrastructure, sometimes a basement or terrace that needs to become usable living space. We always do a full site visit and structural assessment before quoting.

Yes — and honestly, most DDA flat transformations don't need major structural changes to be dramatic. The real work is in space planning, custom modular storage that uses every centimetre, false ceilings with layered lighting to define zones, and high-quality finishes that change the character of the space entirely. Farmhouses need a completely different sense of scale — furniture that's too small gets swallowed, materials that work in a 1,200 sq ft apartment feel flimsy at 5,000 sq ft. Yes. Old South Delhi kothis are among the most interesting and challenging projects we take on. They often have elements worth preserving — original flooring, solid wood doors, characteristic window proportions — alongside things that genuinely need updating. Our approach is to identify what gives the home its character and build the new design around it, rather than gutting everything and starting from scratch.

High-rise apartments in Delhi have specific considerations: RWA rules around what work can be done and when (usually 10 AM–6 PM), lift access restrictions that affect material delivery, and sometimes building-specific restrictions on wall drilling or floor cutting. We factor all of this into our project timeline from the start.

At Lakkadworks, 2BHK luxury projects typically start at ₹28 lakh all-inclusive — the BOQ you approve is what you pay, no additions at the end.

A 3BHK (1,400–1,800 sq ft) ranges from ₹28–₹40 lakh (mid-range) to ₹45–₹80 lakh (luxury), depending on apartment size, customisation depth, and material specifications. All Lakkadworks 3BHK projects include custom joinery, modular kitchen, wardrobes for all bedrooms, false ceiling with layered lighting, flooring, and a post-handover support period.

Builder floors are priced on actual sq ft of work scope — not total floor area if only part is being designed. We also factor in civil complexity, the number of custom carpentry items, and material specifications. For a standard 1,500–2,000 sq ft builder floor in South Delhi at premium finish, budget ₹40–₹80 lakh for a complete turnkey project. We provide a fully itemised BOQ — room by room, item by item — before you make any commitment.

The most common hidden costs in the industry are: civil work not included in the original quote, electrical and plumbing upgrades quoted separately after site work begins, hardware upgrades not specified upfront, and material substitutions mid-project. At Lakkadworks, we give you a BOQ that specifies every material, brand, and grade before work starts. Civil work is always included in scope discussion at the first site visit.

For a 2–3BHK apartment: 60–90 days from design approval to handover. For a builder floor or larger home: 90–120 days. For a farmhouse or large bungalow: 4–6 months. The most common reason projects run long is mid-project design changes — which our 3D visualisation stage is specifically designed to minimise.

BOQ stands for Bill of Quantities — a document that breaks down every item in your project: which material, which brand, which grade, how many units, at what cost. At Lakkadworks, you receive a fully itemised BOQ before any work begins. This means you know exactly what you're paying for. If you want to adjust specifications for budget reasons, the BOQ makes those trade-offs visible and honest.

Our payment schedule is milestone-linked, not time-linked: a portion on design approval and BOQ sign-off, the next when civil and carpentry work begins on site, and the balance on handover after your quality walkthrough. You don't release payment for work that hasn't been completed. We don't ask for the full amount upfront.

Changes mid-project are the most common cause of cost overruns and delays. We handle this in two ways. First, the 3D visualisation stage is specifically designed to surface and resolve changes before execution begins. Second, if a change is needed after work starts, we assess the cost and timeline impact immediately and present it to you before proceeding. Nothing changes without your approval and a documented scope update.

For most residential carpentry we use BWR-grade (Boiling Water Resistant) commercial plywood for the carcass. For premium projects, we upgrade to BWP (Boiling Water Proof) or marine-grade plywood. We use 18mm for structural panels and 12mm for backing and shelving. All this is specified in your BOQ before work begins.

We work with Häfele and Hettich as standard hardware specifications — both German brands with strong service networks in India. For premium projects, we use Blum (Austrian) for drawer systems and hinges. Hardware brand and model are specified in your BOQ, not just a generic 'quality hardware' line.

Delhi's climate is one of the harshest for interiors — 45°C summers, high monsoon humidity, and dry winters cause expansion, contraction, and moisture damage to poorly specified materials. We use moisture-resistant plywood grades in kitchens and bathrooms, avoid MDF in high-humidity zones, specify UV-resistant laminates for spaces with heavy sun exposure, and use engineered wood flooring in most projects.

Modular furniture comes in fixed size modules assembled on-site — faster and cheaper, but your space adapts to the furniture's dimensions, not the other way around. Semi-custom means the furniture is built to your exact room dimensions. All Lakkadworks carpentry is semi-custom, built in our workshop to your space's exact measurements. This matters most in Delhi homes where rooms are rarely standard dimensions.

Yes. We provide a warranty on all carpentry and modular work — the specifics are documented in your contract. This covers structural integrity of cabinets and wardrobes, hardware operation, and finish quality. Because we manufacture in-house, warranty claims don't involve chasing a third-party vendor — your project manager is still the person you call.

Yes — modular kitchens are one of our most requested services in Delhi. A Lakkadworks modular kitchen includes: layout planning specific to your kitchen footprint, carcass in BWR or BWP plywood, shutters in your chosen finish, countertop in granite/quartz/Corian, backsplash, soft-close hardware, and provision for chimney and hob. Cost for a standard kitchen: ₹3–8 lakh depending on size and finish.

Yes. A significant number of our Delhi clients request Vastu consideration as part of the design brief. Where the existing structure allows Vastu-compliant placement, we incorporate it. Where it doesn't, we explain the limitations honestly and find design choices that respect the principles where possible.

We work on single-room projects — a modular kitchen, a master bedroom, a living room — as well as full home turnkey projects. If you're not ready to commit to the full home, starting with one space is a reasonable way to experience the process. The minimum scope we take on is a single room with custom carpentry.

We don't enforce a house style — the brief drives the design. The most common requests from Delhi clients are: Contemporary Minimalist, Warm Modern (natural textures, earthy tones, layered lighting), and Luxury Classic (panelling, mouldings, rich upholstery — common in large builder floors and kothis). We've also delivered Industrial, Japandi, and eclectic maximalist interiors.

Yes. Smart home integration is increasingly requested in Delhi NCR, particularly in premium apartments and larger builder floors. We work with automation systems that control lighting scenes, motorised curtains, HVAC, and security — integrated behind clean panelling so the technology is invisible. This needs to be confirmed at the design stage, not added after carpentry is complete.

We provide post-handover support for a defined period after project completion — documented in your contract. This covers defects in workmanship, hardware adjustments, and minor snag fixes that surface after you've lived in the space for a few weeks. Because we manufacture our own furniture, there's no vendor chain to navigate — your project manager handles it directly.

A freelance designer brings creative capability but typically outsources all execution to contractors and carpenters who aren't accountable to them the way an in-house team is. Quality control depends on the freelancer's ability to supervise multiple vendors simultaneously. With Lakkadworks, design and execution sit with the same organisation. Online platforms offer standardised packages, fast timelines, and transparent pricing for relatively standard projects. The trade-off is that their model is based on semi-modular products and outsourced installation.
